Pre-Dry-Wall Inspection

Thorough evaluations covering all aspects of the home before the finishing materials are installed. Identifying potential issues needing correction before construction proceeds to the finishing stage.

Pre-Purchase Inspection

Identify potential issues before buying a property. Knowing exactly what condition the home is currently in so you can make an informed decision.

Pre-Listing Inspection

Prepare your home for sale with a detailed assessment. The inspection covers the same criteria that the purchaser would receive from us eliminating surprise findings during the sale.

Pre-Drywall Inspection

This Inspection is conducted during the construction phase and is a review of the structure prior to the drywall installation.

Drywall installation is the finishing stage of the interior walls. The pre-drywall inspection is the final look at the structure before it is covered. This inspection step is a crucial element in verifying that all of the necessary components have been installed correctly. 

It's brand new construction so it should all be correct! - But are you sure?

The Pre-Drywall inspection is the final look before the structure of the home is closed in and finishing materials are added. Our inspection looks for items that fall within the standards of modern building practices and include a review of items like:

  • Load transfer from roof to foundation

  • Proper access & clearance for HVAC and other Attic installed components

  • Modifications of engineered components are documented

  • Installed joist alterations are within allowable tolerances

  • Necessary fasteners, supports and bracing are present

  • Plumbing and electrical systems adequately installed and protected

  • Correct installation of exterior protection to include windows, doors, protective wrap and roofing

The above is not all-inclusive but a representation of the areas evaluated and reported on for a pre-drywall inspection.


Pre-Purchase Inspection

This is the most common Home Inspection. Once an offer to purchase has been secured, you as the purchaser are given an opportunity to have the home evaluated. This is to ensure you are aware of any issues not previously discovered during the showing phase of a home purchase. A complete evaluation of all components outlined under the states Standard of Practice can reveal any discrepancies observed during your Due Diligence period.

The Inspection can reveal any items that were not previously disclosed as well as issues that may have existed un-noticed by the current homeowners.  The Inspection Agreement also provides information regarding what to expect from your Home Inspector and what areas are not a part of the inspection process: 

  • Roof - Covering & Penetrations

  • Exterior - Siding, Windows & Door

  • Electrical - Panel(s) & Distribution

  • Foundation & Structure- Crawlspace at no additional cost

  • HVAC System - Heat & Cooling systems

  • Plumbing -Supply & Waste

  • Attic - Ventilation & Insulation

  • Interior - Walls, Floors, Windows & Doors

  • Built-in Appliances - Oven, Microwave, Dishwasher & Clothes washer/Dryer hook-up

  • Attached Garage

  • Additional structures/services - Detached Garage W or W/o Living space; Radon testing


Pre-Listing Inspection

This inspection is also referred to as a Maintenance Inspection. The inspection follows the same criteria as the pre-purchase inspection and is an excellent way to know the current condition of your home prior to listing it. The inspection is also conducted for those who may have inherited a family property and wish to know its current condition.

A Pre-listing or Maintenance Inspection can reveal deteriorated conditions of system components or even failure to function properly. This inspection can also reveal repair work that does not adhere to modern building practices. The below list are the main areas covered and evaluated during both a pr-listing and pre-purchase inspection:
